When Utility Supply and Construction (USC) began looking for office space in Metro Detroit, they weren't just looking for square footage. President Bradford Greer had a clear vision: a space that felt like a corporate headquarters, one that would help bring the company closer to its customers and closer to the talent it needed to grow.
Other properties in the area came close, but something was always missing. They had the location, or the layout, but not the presence USC was looking for.
That's when Andrew Goble, with Thomas Duke Company, representing USC, brought them 21333 Haggerty Road in Novi, a building owned and managed by Thomas Duke Company. The building had the right footprint, the right location, and the right feel, exactly what USC needed for a secondary office built to support their team and impress their clients.
Andrew negotiated the lease on USC's behalf and got them into the space. But for Andrew, the job doesn't end at signing. He stayed closely involved through the entire custom buildout, working hand-in-hand with the Thomas Duke Company property management team to make sure the space lived up to the vision.
Trevor Duke, Director of Property Management, oversaw the buildout process from start to finish. Licia Miller, Property Manager, kept the day-to-day details on track. And Lauren Pierce, Interior Designer, brought the vision to life, shaping a space that felt lighter, bigger, and more open than USC ever imagined.
USC didn't want cube space. They wanted an environment where people could sit, collaborate, and still get real work done. Every office was designed to be uniform, so any employee could work from any location without missing a beat. And at the center of it all is USC's training room, arguably the most important space in the building, built entirely around what USC does best: preparing, training, and focusing their team.
Even the small details tell the story. A tucked-away space too small for storage or a private office became something better: a corporate butler's pantry, one more example of how creative thinking turned overlooked square footage into something the whole team enjoys.
The result is a space USC's employees are proud to work in, and one their leadership is excited to bring clients through. It's a headquarters-caliber presence in Metro Detroit, built specifically around how USC works, not a one-size-fits-all layout.
Stories like this are why full-service brokerage matters: representing the tenant's interests, and staying involved long after the lease is signed.
